We are a boutique firm currently managing 173 units over 40 properties.

For Management we:

  • Collect the rents
  • Arrange and coordinate any repairs
  • Arrange for snow removal and landscaping, if needed
  • Liaise with the tenants
  • Service notices to tenant (e.g. notice of rent increase)
  • Send you an itemized statement each month; rent collected, bills paid, etc.
  • Coordinate repairs/contractors
  • Coordinate minor renovations (with your approval)
  • Deposit your cheque into your bank account or e-transfer it to you directly

Property Managers are often the first line of contact with tenants, as well as in the general functioning of a rental property. In this role, property managers need to know the legal processes for screening a tenant, handling security deposits, terminating leases, eviction, safety compliance, and more.

We directly monitor the monthly rent payment by the tenants. All tenants’ maintenance requests will be directed to our maintenance coordinator who will handle requests 7 days a week via email or phone.

Our staff will liaise between you and the tenants and will be on hand to answer all your questions. We handle move-in and move-out inspections including the key exchange with new tenants. We insure that the tenants have their own insurance and that the utilities are set up in their name. Our staff has extensive knowledge of the Residential Tenancies Act to avoid costly mistakes. Our services give you freedom from being a landlord while retaining the asset.

Rest assured, we will use professional tradespeople to carry out any repairs. We will troubleshoot the matter prior to placing the call as well strive to keep the owner’s operating costs as low as possible. Our representative will be on site to either supervise the work being done or to confirm that it was carried out properly.

SOFTWARE & SYSTEMS. We use DoorLoop Management Software that handles rents/deposits/maintenance requests,
etc., and gives the property owners the choice of level of involvement in the day to day running of the property.

Charges for Management Fees are 5% of the collected rents plus HST (all our fees are tax-deductible). We are not paralegals and cannot represent you in an action in court.
