Property managers are often the first line of contact with tenants, as well as in the general functioning of
a rental property. In this role, property managers need to know the legal processes for screening a tenant,
handling security deposits, terminating leases, eviction, safety compliance, and more.
We directly monitor the monthly rent payment by the tenant/s. All tenants’ maintenance requests will be
directed to our maintenance coordinator who will handle requests 7 days a week via email or phone.
Our staff will liaise between you and the tenants, and will be on hand to answer all your questions. We
handle move in and move out inspections including the key exchange with new tenants. We ensure that
the tenants have their own insurance and that the utilities are set up in their name. Our staff has extensive
knowledge of the Residential Tenancies Act to avoid costly mistakes. Our services gives you freedom from
being a landlord while retaining the asset.
Rest assured, we will use professional trades people to carry out any repairs. We will troubleshoot the matter
prior to placing the call as we strive to keep owners operating costs as low as possible. Our representative
will be on site, if required, to supervise the work being done or to confirm that it was carried out properly.Charges for Management Fees are 8% of the collected rents plus HST (all our fees are tax deductible)
