We are a boutique firm currently managing 300+ units spread over 50 properties.

SOFTWARE & SYSTEMS
We use DoorLoop Management Software which handles rents/deposits/maintenance requests, etc.

ONBOARDING
Once we get all the information – tenancies and contact information – takeover/onboarding takes a few days.

INSPECTION OF UNITS
We will do an inspection of each unit and make a list of any maintenance issues and advise you of them before proceeding.

LATE RENTS
We always serve notice of late rent. If the problem persists, we recommend hiring a paralegal as dealing with the LTB can be complex and one sided.

INSURANCE
We will confirm with each tenant about their insurance – this can only be enforced if the insurance clause is in the original lease.

CLEANING & MAINTENANCE
We will arrange for a regular cleaner and ongoing maintenance, including repairs. If you have a contractor/repairman/plumber/ electrician that you want us to use, please give us their contact information.

REPAIRS NEEDED
After the initial inspection we will discuss any repairs needed or recommended and include any quotes.

TO SCRUTINIZE TENANTS WE:

  • Check credit history
  • Verify employment
  • Check all references
  • Speak to previous landlords
  • Verify banking information
  • Check NSF history

OUR TRACK RECORD:

  • We turn away approximately 20% of the applicants based on credit
    scores, income, banking information
  • We rent over 100 apartments each year, and are the exclusive rental
    agents for several apartment buildings
  • We have not had any evictions in the last 15 years

ON THE MOVE IN DATE WE:

  • Get post dated cheques (if applicable)
  • Ensure the tenants have sufficient insurance coverage
  • Confirm the tenant has registered for their utilities (gas, hydro)
  • Check the condition of the unit at the time
  • Explain to the tenant the condition the unit should be left in when
    they move out
  • Answer any of their questions

OUR SERVICES INCLUDE:

  • A full time agent dealing exclusively with rentals
  • Have photos/videos taken
  • Arrange and coordinate showings
  • Advise you on repairs & painting that’s needed to present the unit in
    it’s best light
  • Negotiate a lease with your approval

Fees for rentals are one month’s rent plus HST (all our fees are
